Propalt Developer, API & MCP Terms

These Propalt Developer, API & MCP Terms apply when authenticated Propalt users access or use Propalt developer tools, APIs, Model Context Protocol integrations, GPT Actions, OAuth integrations, API keys, developer documentation, or AI-enabled developer interfaces. These terms supplement the main Propalt Terms and Conditions. Where these terms differ from the main Terms and Conditions, these terms apply to developer, API, MCP, GPT Action, OAuth, and AI-enabled integration activity. By accessing or using Propalt developer tools, APIs, MCP integrations, GPT Actions, or related services, you agree to these terms.


1. About Propalt

Propalt Ltd is a UK company providing property intelligence, location intelligence, market analytics, business information, mapping, and related data services.

2. Scope of these terms

These terms apply to your use of:
  • the Propalt developer portal;
  • Propalt APIs;
  • Propalt API documentation;
  • Propalt MCP servers and tools;
  • GPT Actions or AI assistant integrations connected to Propalt;
  • OAuth-authorised integrations;
  • API keys, bearer tokens, access tokens, or other credentials issued by Propalt;
  • automated workflows, agents, or applications that call Propalt services; and
  • any data, responses, outputs, summaries, classifications, estimates, analytics, or other content returned by Propalt through those services.

These terms apply to authenticated Propalt users only. Propalt developer tools, APIs, and MCP integrations are not intended for unauthenticated public use.


3. Relationship with other terms

These terms should be read together with:
  • the main Propalt Terms and Conditions;
  • the Propalt Privacy Policy;
  • the Propalt MCP & AI Integrations Privacy Notice;
  • any order form, subscription agreement, commercial agreement, or service agreement between you and Propalt;
  • any applicable API documentation, technical documentation, usage rules, or acceptable-use guidance published by Propalt.

If there is a conflict between these terms and a signed written agreement between you and Propalt, the signed written agreement will take priority to the extent of the conflict.


4. Access and eligibility

Propalt APIs, MCP integrations, GPT Actions, and developer tools are available only to authorised users with a valid Propalt account, subscription, licence, trial, or written permission from Propalt.

You must not access or use Propalt developer services if:
  • you are not authorised to do so;
  • your access has been suspended, revoked, or terminated;
  • you are acting on behalf of an organisation without authority;
  • your use would breach applicable law or regulation;
  • your use would breach these terms or any agreement with Propalt.

You are responsible for ensuring that all users, employees, contractors, agents, systems, and applications accessing Propalt services through your account comply with these terms.


5. Accounts, credentials, and security

Propalt may provide access through API keys, bearer tokens, OAuth tokens, account credentials, or other authentication methods.

You are responsible for:
  • keeping credentials secure;
  • limiting access to authorised personnel only;
  • rotating, revoking, or replacing credentials where appropriate;
  • promptly notifying Propalt of suspected unauthorised access;
  • ensuring credentials are not exposed in prompts, public repositories, client-side code, browser-exposed environments, logs, screenshots, or insecure systems;
  • ensuring integrations are configured securely;
  • disconnecting or revoking access when an integration is no longer required.

OAuth tokens, API keys, bearer tokens, and similar credentials are encrypted at rest by Propalt.

You must not share, sell, transfer, publish, or disclose credentials except as expressly permitted by Propalt.

You are responsible for all activity carried out using credentials issued to you or your organisation, unless the activity results from Propalt's own breach of these terms.


6. OAuth and connected integrations

Where Propalt supports OAuth or similar authorisation flows, you may connect Propalt services to supported third-party platforms, including AI assistant platforms, only where you are authorised to do so.

You are responsible for:
  • reviewing the permissions requested by the integration;
  • ensuring the integration is appropriate for your organisation's use;
  • revoking access when no longer required;
  • complying with the third-party platform's terms and policies;
  • ensuring that users understand that requests and responses may pass through the relevant third-party platform.

Propalt may revoke, restrict, rotate, or require re-authorisation of OAuth access where reasonably necessary for security, misuse prevention, legal compliance, service integrity, or account management.


7. Permitted use

Subject to these terms and your agreement with Propalt, you may use Propalt developer services to:
  • query Propalt APIs;
  • retrieve property, location, market, demographic, business, or related intelligence;
  • integrate Propalt data into authorised internal tools, workflows, or applications;
  • use Propalt MCP tools through supported AI assistants or clients;
  • build authorised applications, automations, or internal workflows using Propalt services;
  • test and evaluate Propalt services within agreed limits.

Your use must be lawful, authorised, and consistent with the purpose of your Propalt account, subscription, licence, or written permission.


8. Prohibited use

You must not use Propalt developer services, APIs, MCP integrations, GPT Actions, data, or outputs to:
  • breach any applicable law, regulation, contractual obligation, or third-party right;
  • access Propalt services without authorisation;
  • bypass, disable, evade, or interfere with authentication, permissions, rate limits, usage limits, monitoring, billing, or security controls;
  • scrape, harvest, extract, bulk download, cache, or copy data except as expressly permitted by Propalt;
  • resell, sublicense, redistribute, publish, or make Propalt data available to third parties except as expressly permitted by Propalt;
  • reverse engineer, decompile, disassemble, copy, or derive source code, schemas, models, systems, or infrastructure from Propalt services;
  • overload, disrupt, degrade, scan, test, or attack Propalt systems;
  • use automated methods to create excessive, abusive, or disproportionate request volumes;
  • use returned data for unlawful discrimination, harassment, surveillance, intimidation, or harmful profiling;
  • use Propalt services to make solely automated decisions with legal or similarly significant effects on individuals;
  • use Propalt outputs as the sole basis for decisions involving credit, insurance, employment, housing eligibility, financial eligibility, legal rights, or access to essential services;
  • submit sensitive personal data unless you have a lawful basis and the submission is necessary for the relevant use;
  • submit passwords, secret keys, private credentials, or confidential information you are not authorised to share;
  • misrepresent the source, accuracy, completeness, or purpose of Propalt data;
  • remove, obscure, or alter any attribution, copyright notice, database right notice, disclaimer, or usage restriction supplied by Propalt or its data providers.

9. API limits, rate limits, and fair use

Propalt may apply usage limits, rate limits, quotas, concurrency limits, endpoint limits, data limits, or other technical controls.

You must not attempt to bypass or manipulate those limits.

Propalt may vary limits from time to time for security, reliability, capacity management, commercial, legal, or operational reasons.

Where your use exceeds agreed limits, Propalt may:
  • throttle requests;
  • reject requests;
  • require you to reduce usage;
  • require a different subscription or commercial agreement;
  • suspend or restrict access;
  • charge additional fees where permitted by your agreement.

10. Data and output licence

Subject to these terms and your agreement with Propalt, Propalt grants you a limited, revocable, non-exclusive, non-transferable licence to use Propalt API responses and outputs for your authorised business purposes.

Unless expressly agreed in writing, you must not:
  • sell, resell, sublicense, redistribute, publish, or commercially exploit Propalt data as a standalone dataset;
  • provide Propalt data to third parties as a data feed, enrichment service, analytics product, or competing service;
  • use Propalt data to build, train, validate, benchmark, or improve a competing property, location, mapping, data, valuation, or market intelligence product;
  • use Propalt data to create a substitute for Propalt services;
  • remove Propalt or third-party data source attribution where required.

Propalt and its licensors retain all rights, title, and interest in Propalt services, APIs, documentation, datasets, software, systems, models, databases, outputs, and related intellectual property, except for rights expressly granted under these terms or a written agreement.


11. Public, licensed, and third-party data

Propalt services may include data derived from public, licensed, third-party, aggregated, statistical, inferred, or proprietary sources.

This may include property data, land and address data, school and amenity data, demographic and census data, crime and environmental indicators, household and income indicators, market data, valuation information, comparable-property information, company information, director information, business information, and geospatial data.

Such data may be subject to:
  • source licence restrictions;
  • update cycles;
  • publication delays;
  • data quality limitations;
  • geographic coverage limitations;
  • permitted-use restrictions;
  • attribution requirements;
  • legal or regulatory restrictions.

You must comply with any source-specific restrictions or attribution requirements notified by Propalt.


12. AI assistant, GPT Action, and MCP use

Propalt may allow authorised users to access Propalt services through AI assistants, GPT Actions, MCP clients, or similar interfaces.

When you use Propalt through an AI platform:
  • the AI platform may process your prompts, conversation context, files, account information, and outputs under its own terms and privacy policy;
  • relevant parts of your request may be sent to Propalt so that Propalt can return a response;
  • Propalt may return API responses or tool outputs to the AI platform so that the platform can display, summarise, or use those outputs;
  • you are responsible for reviewing the third-party AI platform's terms, privacy policy, and data controls.

Propalt does not control third-party AI platforms. Propalt is not responsible for how a third-party AI platform processes information outside Propalt systems.


13. No third-party AI model processing by Propalt

Propalt does not send MCP or API user queries or API responses to third-party AI model providers for processing, enrichment, training, or evaluation.

Propalt does not use individual user prompts submitted through MCP or AI integrations to train general-purpose large language models.

Propalt does not store full natural-language prompts by default.

Propalt may use structured API request parameters, API request metadata, error logs, aggregated usage information, support feedback, and security logs to operate, debug, secure, and improve Propalt services.


14. No third-party analytics for MCP and API feeds

For Propalt MCP and API feeds, Propalt does not use third-party analytics tools.

Propalt may process operational logs, security logs, rate-limit data, error logs, and aggregated usage information to operate, secure, debug, maintain, and improve the service.


15. Accuracy and reliance

Propalt services, data, API responses, MCP outputs, GPT Action outputs, AI-assisted summaries, estimates, valuations, classifications, rankings, analytics, and recommendations are provided for informational and business research purposes only.

They may be incomplete, inaccurate, out of date, estimated, inferred, aggregated, or affected by source data limitations.

You must independently verify information before relying on it.

You must not use Propalt outputs as the sole basis for decisions involving:
  • legal rights;
  • credit;
  • insurance;
  • employment;
  • housing eligibility;
  • financial eligibility;
  • access to essential services;
  • legal, regulatory, tax, investment, planning, or professional advice;
  • decisions that produce legal or similarly significant effects on individuals.

16. User responsibilities

You are responsible for:
  • your use of Propalt developer services;
  • all activity under your account, API keys, OAuth tokens, or credentials;
  • ensuring you have the right to submit any data you provide to Propalt;
  • ensuring you have a lawful basis for any personal data you submit;
  • checking outputs before relying on them;
  • complying with applicable law and regulation;
  • complying with third-party platform terms where you access Propalt through an AI assistant or other integration;
  • ensuring your applications and workflows using Propalt services are secure, lawful, and properly supervised;
  • ensuring end users are given appropriate notices and terms where required.

17. Privacy and data protection

Your use of Propalt developer services is subject to the Propalt Privacy Policy and the Propalt MCP & AI Integrations Privacy Notice.

You must not submit personal data to Propalt unless you have the right and lawful basis to do so.

Where you use Propalt services as part of your own product, application, workflow, or customer-facing service, you are responsible for providing appropriate privacy notices, lawful basis disclosures, user rights mechanisms, and contractual terms to your own users where required.

You must not use Propalt services in a way that would cause Propalt to breach applicable data protection law.


18. Sensitive data

Propalt developer services are not designed for the submission of sensitive personal data.

You must not submit health information, criminal offence information, political opinions, religious or philosophical beliefs, trade union membership, biometric data, genetic data, children's personal data, passwords, secret keys, or confidential information unless you have a lawful basis and the submission is necessary for the relevant use.


19. Confidentiality

Non-public information made available through Propalt developer services, documentation, credentials, dashboards, support channels, or technical communications must be treated as confidential.

You must not disclose confidential information to third parties except where authorised by Propalt, required by law, or necessary for your authorised internal use.

This does not apply to information that is already public through no breach of these terms.


20. Changes to APIs and developer services

Propalt may update, modify, replace, suspend, or discontinue APIs, endpoints, schemas, fields, documentation, MCP tools, authentication methods, integrations, features, or datasets.

Where practical, Propalt may provide notice of material changes, but Propalt does not guarantee that any API, endpoint, schema, field, tool, feature, or dataset will remain available indefinitely.

You are responsible for monitoring documentation and ensuring your applications and workflows remain compatible with current Propalt services.


21. Beta, preview, and experimental features

Propalt may provide beta, preview, trial, experimental, or pre-release APIs, tools, endpoints, datasets, or integrations.

These are provided as-is and may be changed, withdrawn, restricted, or discontinued at any time.

Beta, preview, and experimental features may be less reliable, less complete, or subject to additional restrictions.


22. Suspension, restriction, and termination

Propalt may suspend, restrict, revoke, rotate, or terminate access to developer services, APIs, MCP integrations, GPT Actions, OAuth integrations, credentials, endpoints, or data where Propalt reasonably believes this is necessary for:
  • security;
  • misuse prevention;
  • service integrity;
  • breach of these terms;
  • breach of another agreement with Propalt;
  • non-payment;
  • excessive usage;
  • suspected unauthorised access;
  • suspected credential compromise;
  • legal or regulatory compliance;
  • protection of Propalt, its users, data providers, licensors, or third parties.

Where appropriate, Propalt may give notice and an opportunity to remedy. However, Propalt may act without notice where necessary to protect security, service integrity, legal compliance, or third-party rights.

Upon termination or revocation of access, you must stop using Propalt developer services and, where required, delete or return Propalt data in your possession, subject to any legal retention obligations and any rights expressly granted in a written agreement.


23. Fees and billing

Your use of Propalt developer services may be subject to subscription fees, usage fees, overage fees, trial limits, or other charges set out in your order form, subscription, invoice, pricing page, or written agreement.

You are responsible for all charges arising from use of your account, credentials, API keys, OAuth tokens, or authorised integrations.

Propalt may suspend or restrict access for non-payment, billing failure, or usage exceeding agreed limits.


24. Availability and support

Propalt will use reasonable efforts to operate developer services reliably, but does not guarantee uninterrupted or error-free availability unless expressly agreed in writing.

Services may be unavailable or degraded due to maintenance, incidents, third-party providers, source data issues, capacity constraints, security events, changes to datasets, or circumstances outside Propalt's reasonable control.

Support may be provided according to your subscription, written agreement, or Propalt's published support arrangements.


25. Third-party services

Propalt developer services may interoperate with third-party platforms, including AI assistant platforms, cloud providers, authentication providers, infrastructure providers, and other services.

Third-party services are governed by their own terms and policies.

Propalt is not responsible for third-party services, third-party outages, third-party data handling, or third-party changes that affect your use of Propalt services.


26. Intellectual property

Propalt and its licensors own all rights, title, and interest in Propalt services, APIs, developer tools, MCP tools, documentation, datasets, databases, software, systems, schemas, models, analytics, outputs, trademarks, and related intellectual property.

You must not copy, modify, adapt, translate, reverse engineer, decompile, disassemble, or create derivative works from Propalt services, except to the extent expressly permitted by law or agreed in writing by Propalt.

Feedback, suggestions, or improvement ideas submitted to Propalt may be used by Propalt without restriction or obligation, unless otherwise agreed in writing.


27. Disclaimers

Propalt developer services, APIs, MCP integrations, GPT Actions, data, outputs, and documentation are provided on an "as is" and "as available" basis, unless expressly agreed otherwise in writing.

To the fullest extent permitted by law, Propalt does not warrant that:
  • the services will be uninterrupted, secure, or error-free;
  • data will be complete, accurate, current, or suitable for a particular purpose;
  • outputs will meet your requirements;
  • defects will be corrected;
  • third-party data sources will remain available;
  • AI-assisted summaries or outputs will be free from omissions, misinterpretations, or errors.

Nothing in these terms excludes or limits liability where it would be unlawful to do so.


28. Liability

To the fullest extent permitted by law, Propalt is not liable for:
  • loss arising from reliance on unverified data, outputs, estimates, summaries, or analytics;
  • loss caused by third-party platforms, third-party AI assistants, or third-party services;
  • loss caused by unauthorised use of your credentials where you failed to keep them secure;
  • loss caused by your breach of these terms;
  • indirect, consequential, special, incidental, or punitive loss;
  • loss of profit, revenue, business, goodwill, opportunity, anticipated savings, data, or contracts.
Propalt's total liability arising out of or in connection with these terms will be limited to the greater of:
  • the fees paid by you to Propalt for the relevant developer services in the 12 months before the event giving rise to the claim; or
  • £100.

Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any other liability that cannot lawfully be limited or excluded.


29. Indemnity

You agree to indemnify Propalt against losses, liabilities, damages, costs, and expenses arising from:
  • your breach of these terms;
  • your unlawful use of Propalt services;
  • your unauthorised disclosure or misuse of Propalt data;
  • your applications, workflows, products, or services using Propalt data;
  • your failure to secure credentials;
  • your breach of data protection law;
  • claims by your users, customers, employees, contractors, or third parties arising from your use of Propalt services.

30. Changes to these terms

Propalt may update these terms from time to time.

Where changes are material, Propalt may notify users by updating the "Last updated" date, publishing a notice, notifying account administrators, or using other appropriate communication methods.

Continued use of Propalt developer services after the updated terms take effect means you accept the updated terms.


31. Governing law and jurisdiction

These terms are governed by the laws of England and Wales.

The courts of England and Wales have exclusive jurisdiction over disputes arising out of or in connection with these terms, subject to any mandatory rights that cannot lawfully be excluded.
